Many of our clients have never been to Rochester (or New York!) and want to visit to get a feel for the city, its topography, and the various areas for potential investment. The property tour is an approximately four hour "rolling mini-seminar" through most key areas of the city - from the suburban South, to the business corridor in the East, with side trips through downtown, Kodak and Xerox parks, the different Universities and Medical Campuses, and the north, along the beautiful Lake Ontario. We will even walk you through our famous Wegmans supermarket, quite a staple of the community and an experience that most visitors enjoy.
Discussions are held on key economic benefits of the Central New York region, as well as the merits of various neighborhoods and property types over the others. Our professional sales agents have deep knowledge about landlord/tenant issues, property management, maintenance expenses, and other issues specifically relevant to owning investment property in this area. We believe in educating our clients, not applying high pressure sales tactics.
We look at a wide range of investment properties throughout the tour. The nature of properties we concentrate on will be tailored to your investment goals, investment style, and comfort level with specific property types. We may concentrate on multi family houses, singles, apartment complexes, suburban office buildings, shopping centers, NNN leased properties, mini storage facilities or other income property that best meet the client's profile. You'll get a feel for the different areas and types of properties and be able to make an educated decision as to which areas fit your goals the closest.
Property tours are capped at no more than three investors (and their significant others or investment partners), so there are never more than six people on a tour. They are usually held on Fridays, though some Saturdays are available. Private tours for previous clients, their immediate referrals, and volume buyers are available upon request.
We ask that you provide a pre-qualification letter from your lender prior to visiting and only engage us if you're serious about Rochester as an investment market. In return, we'll respect your busy schedule and reward you with an excellent tour and selection of investment properties.
